Overview :

Situated on the iconic EMI site, The Old Vinyl Factory redevelopment is part of a visionary £250 million regeneration masterplanned by Studio Egret West.

The scheme reimagines the area’s industrial legacy into a dynamic blend of residential, commercial, and cultural spaces rooted in its musical heritage.

Marron Civil Engineering was proud to deliver the full groundworks package for this phase of the development. Our scope included:

  • Substructure Works – Foundation installation across variable ground conditions, including intricate coordination with existing utilities and phased construction zones.

  • Drainage Infrastructure – Design and build of foul and surface water systems, incorporating SuDS features to support site-wide sustainability targets.

  • Ducting & Service Coordination – Installation of service ducting and chambers for electrical, fibre, water, and gas, ensuring efficient handover to M&E contractors.

  • Public Realm Enablement – Enabling works for landscaped spaces including tree pits, hard surfacing foundations, and feature zones like Vinyl Square and Gramophone Grove.

Our team worked in close dialogue with Landec, consultants, and adjacent contractors to manage logistics across a live site. We ensured public safety, protected heritage elements, and maintained critical access routes throughout the build.
